WHEREAS, on September 30, 2022, David Pippen and wife, Miranda Pippen, 
executed a Land Deed of Trust to John R. Gunn, Trustee for the benefit 
of First State Bank, which Deed of Trust was recorded October 4, 2022, 
in the Land Deed of Trust Records as Instrument 202203142 in the 
Chancery Clerk's Office of Wayne County, Mississippi,
WHEREAS, on July 10, 2024, Miranda Pippen, filed a Petition for 
Bankruptcy in the United States Bankruptcy Court for the Southern 
District of Mississippi, in Bankruptcy Case No. 24-50966-KMS, and
WHEREAS, the Bankruptcy Court entered an Order dated February 4, 2025, 
dismissing the Bankruptcy proceeding filed by Miranda Pippen, and by 
Order dated May 23, 2025, the Bankruptcy Court denied the Debtor's 
Motion to Reinstate Bankruptcy, therefore the automatic stay imposed by 
11 USC § 362(a) was lifted so as to allow First State Bank to proceed 
with it's rightful remedies available under the terms of said Deed of 
Trust, including, but not limited to foreclosure of same; 
WHEREAS, default has been made in the payment of the indebtedness 
secured by said Deed of Trust and the legal holder of the note secured 
by said Deed of Trust has requested the undersigned to sell said 
property for the purpose of satisfying the indebtedness and cost of 
sale.
NOW, THEREFORE, notice is hereby given that the undersigned Trustee 
will, on the 11th day of July, 2025, offer for sale at public outcry and 
sell during the legal hours of sale, being between the hours of 11:00

railroad spike set at a corner of a parcel of land recorded in Deed Book 
775, page 501; thence North 01 degrees 46 minutes 00 seconds West for 
64.01 feet to an iron gatepost found; thence North 17 degrees 45 minutes 
22 seconds East for 279.11 feet to the Point of Beginning, containing 
3.54 acres, more or less. Land being subject to existing utilities,

together with all and singular the improvements situated thereon and 
hereditaments and appurtenances thereunto belonging.
Title to said property is presumed to be good but I will convey only

PUBLIC NOTICE REGARDING ORDINANCE #F-408-25
Pursuant to Section 21-17-9, Mississippi Code of 1972 (Annotated), 
notice is hereby given that the Mayor and Board of Aldermen of the City 
of Waynesboro, Mississippi, did on March 1, 2025, adopt Ordinance 
#F-408-25 entitled "ORDINANCE OF THE CITY OF WAYNESBORO, MISSISSIPPI 
WAIVING PERMIT FOR CONSUMER GRADE FIREWORKS."
That the current firework permit requirements regarding the shooting of 
fireworks inside the city limits of Waynesboro, Mississippi, is hereby 
modified and amended so that the insurance and license requirements are 
hereby waived and not required if the fireworks shot are consumer grade. 
All other ordinances, rules, regulations or policies regarding fireworks 
shall remain in full force and effect.
A full text of said Ordinance is posted and available for review at City 
Hall, Waynesboro, Mississippi. The City Clerk shall furnish any resident 
of the City of Waynesboro or other interested party a copy of the full 
text of such Ordinance upon request and payment of the cost of 
reproduction. Additional copies of such Ordinance are posted at 
Waynesboro City Hall, Waynesboro Public Library and at the Wayne County 
Courthouse.

SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on February 20, 2007, Hazel M Morgan and Timothy R Morgan 
executed a deed of trust for the benefit of Mortgage Electronic 
Registration Systems, Inc., as beneficiary, as nominee for Trustmark 
National Bank, its successors and assigns, which deed of trust was 
recorded on February 23, 2007, in Book 1189, Page 637-652, in the office 
of the Chancery Clerk of Wayne County, Mississippi; Said Deed of Trust 
was last sold, assigned and transferred to Lakeview Loan Servicing, LLC 
by assignment recorded as Instrument No. 202103842 in the office of the 
Chancery Clerk of Wayne County, Mississippi.
WHEREAS, the holder of the deed of trust at the time of the substitution 
substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized 
by the terms thereof, by instrument recorded June 9, 2025 and spread at 
large upon the records in the office of the aforesaid Chancery Clerk as 
Instrument No. 202501554 prior to the posting and publication of this 
notice; and
WHEREAS, default having been made in the terms and conditions of the 
deed of trust, and the entire debt secured thereby having been declared 
to be due and payable in accordance with the terms of the deed of trust, 
and the legal holder of said indebtedness, Lakeview Loan Servicing, LLC, 
has requested the undersigned Substitute Trustee to execute the trust 
and sell said land, property and improvements in accordance with the 
terms of the deed of trust for the purpose of raising the sums due 
thereunder, together with attorney's fees, Substitute Trustee's fees and 
expenses of sale;
THEREFORE, on July 24, 2025, the undersigned Substitute Trustee in the 
deed of trust, will offer for sale at public outcry and sell to the 
highest bidder for cash, within legal hours (being between the hours of 
11:00 a.m. and 4:00 p.m.) at the Front door of the Wayne County 
Courthouse in Waynesboro, Mississippi, the following described land, 
property and improvements lying and being situate in Wayne County, 
Mississippi, to-wit:
Commencing at the SW Corner of Block 47 of the official plat of the City 
of Waynesboro, Mississippi, now on file in the Chancery Clerk's office 
in the Wayne County Courthouse; run thence North 50 degrees 10 minutes 
East along the North right-of-way line of Court Street for 318.62 feet 
to the point of beginning of the lot to be described; from said point of 
beginning, run thence North 50 degrees 10 minutes East along Court 
Street for 72.0 feet a fence; thence run North 39 degrees 50 minutes 
West parallel with Hill Street as described and recorded in Deed Book 
104, page 281, and along said fence for 248.0 feet; thence run South 50 
degrees 10 minutes West parallel with Court Street for 72.0 feet; thence 
run South 39 degrees 50 minutes East parallel with said Hill Street for 
248.0 feet to the point of beginning, containing 0.41 acre.

Nolan Clark Storage Buildings, for self-storage at the facility, located 
at 812 Winter Street, Waynesboro, MS, next to Bumper's Drive In, and the 
occupants listed below are default in payment of the sums due under said 
agreement.
AND WHEREAS, the occupants listed below have been notified by certified 
mail, return receipt requested, to the last known address of the 
occupant, of the occupants' default and the claims of the undersigned; 
and more than fifteen (15) days have now expired sine notice by 
certified mail was postmarked.
AND WHEREAS, SAMANTHA GANDY — UNIT #115 has remained in default.
