SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 28, 2020, Ambria Jessicalena Powe aka Ambria Powe and 
Eric Donshae Leverette aka Eric Leverette, a married couple, executed a 
Deed of Trust to Tim Williams, Trustee for the benefit of 21st Mortgage 
Corporation, 620 Market Street One Centre Square, Knoxville, Tennessee 
37902 as recorded in the office of the Chancery Clerk of Wayne County, 
Mississippi, in Instrument No. 202002456, reference to which is hereby 
made; and,
WHEREAS, said 21st Mortgage Corporation, under the power granted to it 
in said Deed of Trust, by instrument dated March 21, 2025, duly spread 
upon the record and recorded as Instrument No. 202500869, in the office 
of the Chancery Clerk aforesaid, did substitute the undersigned Jana Nye 
Manlove in the place and stead of the original Trustee and of any other 
Substituted Trustee; and,
WHEREAS, default having been made in the terms and conditions of said 
Deed of Trust, and the entire debt secured thereby having been declared 
to be due and payable in accordance with the terms of said Deed of 
Trust, and the legal holder of said indebtedness having requested the 
undersigned Substituted Trustee to execute the Trust and sell said land 
and property in accordance with the terms of said Deed of Trust for the 
purpose of raising the sums due thereunder, together with attorney's 
fees, Substituted Trustee's fees and expenses of sale; and,

of sale, I will proceed to sell at public outcry, to the highest bidder 
for cash, at the Front South Steps of the Wayne County Courthouse in 
Waynesboro, State of Mississippi, the following real property described 
and conveyed in said Deed of Trust, lying and being situated in Wayne 
County, Mississippi, and being more particularly described as follows,

Commencing at a railroad spike found situated at the locally accepted 
Northeast corner of the Northeast Quarter (NE 1/4) of the Southwest 
Quarter (SW 1/4) of Section 22, Township 9 North, Range 6 West in Wayne 
County, Mississippi; thence run North 88 degrees, 53 minutes, and 21 
seconds West for 492.69 feet to a 1/2 inch rebar; being the Northwest 
corner of a 3.00 acres parcel and being the POINT OF BEGINNING of the 
land to be described; Thence South for 261.18 feet; thence North 88 
degrees, 53 minutes, and 21 seconds West for 838.31 feet to a rebar set 
in a branch situated on the West line of said forty; thence North 00 
degrees, 57 minutes, and 21 seconds East along the West line of said 
forty for 261.14 feet to the Northwest corner of said NE 1/4 of SW 1/4; 
thence South 88 degrees, 53 minutes, and 21 seconds East for 833.95 feet 
to the POINT OF BEGINNING; containing 5.01 acres, more or less. Land 
being subject to a power line right-of-way. Land being subject to a 15 
ft. easement along the South line of said property. All being located 
in the Northeast Quarter (NE 1/4) of the Southwest Quarter (SW 1/4) of 
Section 22, Township 9 North, Range 6 West, Wayne County, Mississippi.
ALSO an easement described as commencing at a railroad spike found 
situated at the locally accepted Northeast corner of the Northeast

North 88 degrees, 53 minutes, and 21 seconds West for 492.69 feet to a

thence run South for 261.18 feet to a rebar being the POINT OF BEGINNING 
of the easement to be described; thence North 88 degrees, 53 minutes, 21 
seconds West along the South line of the above described 5.01 acres for 
36.82 feet to a point situated 25 feet at right angles to the center 
line of a power line right-of-way; thence South 19 degrees, 30 minutes, 
32 seconds East parallel to the center line of said power line for 
337.52 feet; thence South 15 degrees, 47 minutes, 25 seconds West for 
90.17 feet to the North line of a one acre parcel of land; thence South 
65 degrees, 37 minutes, 04 seconds East along said North line for 260.80 
feet to rebar situated on the Westerly right-of-way line of the New St. 
Paul Church Road, being the Northeast corner of said one acre parcel; 
thence North 5 degrees, 15 minutes, 02 seconds East along said road for 
31.75 feet to a one inch flat iron pointed out to be the Southeast 
corner of a parcel of land deeded to the Non-Denominational Holiness 
Church recorded in Deed Book 1143, Page 292; thence North 65 degrees, 37 
minutes, 04 seconds West along said Church property for 211.90 feet to a 
one inch iron pipe pointed out to be the Southwest corner of said Church

75.79 feet to the Easterly right-of-way line of said power line; thence

for misdemeanor offenses from $1.00 to $2.00 within the jurisdiction of

offenses. The funds collected pursuant to this ordinance shall be used 
exclusively for the operation and administration of the Crime Stoppers 
program.
