and conditions of a Deed of Trust dated August 9, 2018, executed by
ANTHONY RAY CHAMBERS and ESSIE CARLINE CHAMBERS conveying certain real
property therein described to W. STEWART ROBISON, as Trustee, for DITECH

WHEREAS, default having been made in the terms and conditions of said
deed of trust and the entire debt secured thereby having been declared
to be due and payable in accordance with the terms of said deed of
trust, MidFirst Bank, the legal holder of said indebtedness, having
requested the undersigned Substituted Trustee to execute the trust and
sell said land and property in accordance with the terms of said deed of
trust and for the purpose of raising the sums due thereunder, together
with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of
trust, will on January 25, 2024 offer for sale at public outcry and sell
within legal hours (being between the hours of 11:00 a.m. and 4:00
p.m.), at the South Door of the County Courthouse of Wayne County,
located at 609 Azalea Drive, Waynesboro, MS 39367, to the highest and
best bidder for cash or certified funds the following described
property situated in Wayne County, State of Mississippi, to-wit:
Commencing at a 1 1/2 inch iron pipe found situated at the Northwest
corner of the SW1/4 of NW1/4 of Section 5, Township 8 North, Range 7
West in Wayne County, Mississippi; thence run South 89 degrees 40
minutes 55 seconds East along the North line of said forty for 693.67
feet to a rebar; thence continue South 89 degrees 40 minutes 55 seconds
East along the North line of said forty for 132.36 feet to a spindle set
in the center line of an existing drive being the POINT OF BEGINNING of
the land to be described; thence run in a Southeasterly direction along
the meandering of the center line of said drive with chords as follows:
South 75 degrees 25 minutes 11 seconds East for 52.29 feet; South 68
degrees 04 minutes 41 seconds East for 36.13 feet; South 62 degrees 12
minutes 57 seconds East for 87.14 feet; South 58 degrees 25 minutes 55
seconds East for 46.04 feet; South 51 degrees 59 minutes 58 seconds East
for 59.97 feet to an iron spindle situated at the Northeast corner of a
2.02 acres parcel of land; thence run South 27 degrees 13 minutes 23
seconds West along the East line of said parcel for 15.75 feet; thence
run in a Southeasterly direction parallel with the center line of said
existing drive as follows: South 44 degrees 59 minutes 05 seconds East
for 89.34 feet; thence South 39 degrees 18 minutes 59 seconds East for
81.63 feet; South 24 degrees 02 minutes 15 seconds East for 134.96 feet;
South 35 degrees 23 minutes 07 seconds East for 107.47 feet to a white
painted line; thence run North 00 degrees 53 minutes 05 seconds East for
476.91 feet to the Northeast corner of said forty; thence run North 89
degrees 40 minutes 55 seconds West for 479.94 feet to the point of
beginning, containing 1.87 acres, more or less, land being subject to a
15 ft. easement lying Northeast form the center line of said existing
drive along that portion of said land being described to the center line
of said existing drive.
ALSO, an easement to be used for a driveway and utilities described as
being a 30 ft. strip of land lying left of a line described as follows:
Commencing at a 1 1/2 inch iron pipe found situated at the Northwest
corner of the SW1/4 of NW1/4 of Section 5, Township 8 North, Range 7
West in Wayne County, Mississippi; thence run South 89 degrees 40
minutes 55 seconds East along the North line of said forty for 826.03
feet to an iron spindle set in the center line of an existing driveway,
being the POINT OF BEGINNING of the line to be described said point also
being the Northwest corner of the above described 1.87 acres parcel of
land; thence run North 89 degrees 40 minutes 55 seconds West for 132.36
feet; thence South 00 degrees 53 minutes 05 seconds West along the East
line of a 4.86 acres parcel of land for 582.30 feet to a point situated
30.0. feet North 00 degrees 53 minutes 05 seconds East from a metal
fence post situated at the Southeast corner of said 4.86 acres parcel;
thence run North 89 degrees 40 minutes 56 seconds West parallel with the
South tine of said 4.86 acres parcel of land for 71.20 feet to the
center line of Oakwood Lane sidelines being shortened or elongated to
form a continuous 30 ft. strip of land from the center line of Oakwood
Lane to the West line of the above described 1.87 acres parcel of land.
ALSO, an easement along the said existing driveway, along that portion
of the above described 1.87 acres parcel described to the center line of
said existing drive.
Land and easement being situated in the SW1/4 of NW1/4 of Section 5,
Township 8 North, Range 7 West, Wayne County, Mississippi.
I WILL CONVEY only such title as vested in me as Substituted Trustee.

Cause No. 77CH1:23-cv-0221 on the docket of said Court to the
undersigned upon the Estate of Ryan Ellis Shirley, deceased, notice is
hereby given to all persons having claims against the estate of said
Decedent to present the same to the Clerk of said Court for probate and
registration according to law within ninety (90) days from the date of
first publication hereof, or they will be forever barred.
